We are proactive and detail-oriented. We do not just provide superior management of your investment properties but also mitigating risk by providing real estate financial recommendations, deferred maintenance plans, legal liability mitigation, and scheduled maintenance plans.

Rent Collection & Eviction

We take care of all rent collection into your own trust account as well as administer and collect any applicable late fees. We will document any promises to pay as well as late payment records. For evictions, we will assist in sending out three-day notices as well as assist your preferred legal representative in eviction documentation. We also will negotiate cash for keys settlements to minimize evictions and vacancies.

Maintenance & Repairs

We provide comprehensive and responsive maintenance/repair services with a 24/7 call center. Unlike some companies, we do not add any fees to our repairs from our crew, vendors, or partners so your cost is minimized. Our preventative maintenance methodology helps minimize cost by using cost-effective long term repairs rather than bandaid repairs. We provide dedicated maintenance staff with regular maintenance schedules such as exterior cleanings, water heater maintenance, interior walkthroughs in addition to regular site visits.

These services include cleaning and repairs during move-ins and move-outs for former and new tenants as well.

Tenant Services & Miscellaneous

In addition to addressing maintenance, we deal with all tenant issues including communications, violations, parking issues, and changes in terms. We help you in updating lease terms as well as rent increases. We collect all documentation for your records.

We also will be there for any city inspections for Los Angeles that are done every 2-3 years. We will coordinate with any other real estate matters such as appraisals, owner inspections, or real estate related task as well.

Accounting & Reporting

Our services include monthly reporting that includes comprehensive reports that include work orders, rent collection records, and receipts for all repairs. At the end of the year, we will provide all documents for your accountant including year-end income statements and 1099s to ease tax preparation.

Leasing & Tenant Screening

We provide marketing and schedule all showings for any vacancies. During the vacancy process, it starts from move out to the move-ins of new tenants which include cleaning, repairs, photography, rent analysis, marketing, showings, applications, screening, lease preparation, deposit collection, and walkthroughs for a flat fee regardless of how long it takes for find a suitable tenant. We will provide you all screening information to include you in the tenant selection process.

Consulting & Analysis

We provide a complimentary service of advising our investors on how to maximize their investments by providing information about financial analysis, 1031 exchanges, refinancing, development, and redevelopment.
